The Dreamland Homes legacy began in 1977 when its founder, Pasquale Pelosi, turned his long-time dream into reality by building his first home. Already a skilled and talented bricklayer, home building seemed to him a natural next step, and he hasn’t looked back since. Today, his four sons have joined him in the business, continuing his dream.

Dreamland Homes is proud of its 30-year history building quality-conscious homes and lasting communities. From the onset, the company has been fueled by passion and honesty, values we believe in.

Over the years, Dreamland Homes has designed and constructed hundreds of fine homes, in master-planned communities throughout York Region. Our neighbourhoods offer prestigious lifestyles, stunning interiors, and breathtaking design, always with an eye to the smallest detail. In fact, Dreamland Homes is proud to have an excellent ZERO claim rating since day one.

It all starts with a keen eye for location. Before the shovel even hits the ground, we consider criteria such as distance to amenities, preservation of natural surroundings, and the environment. Then, we design our homes to fit the location, working with the surrounding architecture and motifs to create a selection of wonderfully-appointed home designs to choose from.

The Difference

For over 35 years now, we at Dreamland Homes have worked hard to ensure every home built meets our high standard of quality and excellence.  Not an easy task, considering the hundreds of steps involved in building a high-quality home.  Here are just a few, but important differences in a Dreamland built home.


With every new community, we meet with our architect firm to determine the best designs possible for the area.  We could just copy designs from past sites, but that’s not us.  We ensure designs fit the community and you.  By using a mix of materials, such as brick, stone, and maintenance free cladding, we are able to create wonderful designs that stand the test of time.  Floor plans are scrutinised and reviewed until we are happy with the layout.  Open concepts, whenever possible, and 9’ main floor ceilings are always a must and if you are looking for something a little more custom, we’re always open to changes.


We decided long ago that control from the ground up is crucial for a quality built and long lasting home.  We excavate and prepare all or our own foundations.  By doing so, this ensures proper home placement on your lot, and a level footing for foundation walls to be constructed.


Since our foundations are strong and sound, we carry on that level of quality throughout the home.  We use an engineered flooring system which produces a stronger floor with less flex.  By using this system, we dramatically reduce any floor squeaks.

On top of this, we install 5/8” thick spruce plywood subfloor – not thin OSB board that splits, warps and cups. Using spruce plywood prevents tile from cracking and further reduces the chance of any squeaks or creaks.  Rest assured, in our homes, those sneaky midnight snacks will go unnoticed.


A comfortable home makes for a happy home; and today, efficiency makes for a happy homeowner.  Included is a high-efficiency HVAC system that keeps the inside of your home comfortable year round.  Low E, argon filled vinyl casement windows keep the inclement weather out.  Since we build our homes air tight, we also include an HRV (Heat Recovery Ventilation) System, which brings filtered fresh air in, and exhausts stale air out.  These systems work together to make your home’s air quality perfect for those lazy Sundays when a good book and a comfy sofa take priority.


We look at our builds like they are our own.   Modern materials and finishes are prominent throughout.  Satin nickel hardware, decora light switches & receptacles, colonial baseboard and trim-work are all standard with Dreamland.  From larger basement windows that let more light in, to  exterior holiday plugs, making it easy to decorate your home during the holidays, we strive to anticipate your needs and ensure you are well equipped from the moment we hand you the keys.

From a humble beginning, my sons joining me, and plenty of hard work, together we created many wonderful communities in York Region.
In 1999, Dreamland Homes was honoured by being awarded the Reader’s Choice Award for Best Builder.

To be an owner of a Dreamland home not only means fulfilling your dream, but also ours by becoming part of our family and sharing in the history of Dreamland Homes. It is this history and tradition that my children, and hopefully grandchildren, will be able to carry on by continuing to build homes of unique design and quality, from our family to yours.

At Dreamland Homes, we understand that buying a home can be a great experience, but also stressful. Our helpful staff will assist you through every step and answer any questions you may have to ensure your new home purchase is a great and joyful experience..

  1. How quickly can my home be built?

    On average, and depending on the type of community we are building, we require approximately 6 months to build a home; however weather, supplies, and other uncontrollable variables can extend the build period.

  2. How customizable is the model we choose?

    Custom homes are our specialty. Our helpful staff will work with you to customize your home to be one of kind and still ensure building codes are strictly met.

  3. When can we make our colour selections?

    Decor selections are required to be completed no later than 3o days prior to beginning construction of your home. This will ensure availability and faster build time.

  4. How much of a down payment does Dreamland require?

    Through Tarion (Ontario New Home Warranty Program), new home buyers are protected against loss of deposits up to $40,000 should the sale of their home not be completed through no fault of your own.

    Deposits vary from site to site. Ask your Dreamland Homes representative for details.

  5. Can our lawyer make changes to the agreement?

    In general, changes are not permitted to our purchase agreements.

  6. Can we enter our home during construction?

    Due to Workman’s Safety and insurance regulations, purchasers are not permitted on the premises during construction.
